This role will be responsible for supporting the Head of Operations and leading a comprehensive programme (including both corrective and preventive activities) under the Mall Management with a focus on continuous improvement and KPI deliverables with the application of Best Building Practices. The primary duties and responsibilities are as follows:

SPECIFIC DUTIES AND RESPONSIBILITIES

  • To be responsible for the performance and effectiveness of building operations and maintenance activities, M&E system installation and facilities of the Mall.
  • To assist the Head of Operations to supervise and provide support to in-house team pertaining to Maintenance, Fit Out, Housekeeping, Security and Safety.
  • To oversee on the daily operations of all equipment, installations and building services in the Mall and / or any assigned properties within the company.
  • Provide monthly report on overall operations and physical condition of the mall including costing/budgeting. To also plan and prepare annual budget.
  • To oversee the rectification / repair of breakdown of services / equipment including testing, maintaining electrical control system, wiring, lighting systems and appliances.
  • To handle the inspection of tenants’ renovation and refurbishment works.
  • To implement cost savings and energy conservation management programme so as to minimize operating expenditure of the mall.
  • To supervise any electrical installation, preventive and corrective maintenance.
  • To manage the preventive maintenance, repairs, testing, and inspection of a building’s mechanical, plumbing and electrical systems in compliance with applicable statutory standards to maintain the safety and security of the premises, tenants and shoppers.
  • To recommend any upgrades and improvement of maintenance and cost efficiency.
  • To assist / lead in supervising the approved contractors in delivering their services and meeting the agreed standards
  • To assist in the procurement process in engaging contractors for their services
  • To ensure all work, practices, methods, and procedures are in accordance to safety and health requirements.
  • To check and ensure compliance of the building statutory requirements/ building by law including renewal of Bomba certificate, JKPP license, Electrical Installation license and Suruhanjaya Tenaga.
  • To manage the third party contractors ie Escalators, Lifts, Fire Fighting, Electrical, Landscaping, Pest Control and any other 3rd party contractors for the Mall.
  • To establish and maintain a good relationship with tenants and management for the proper managing and maintenance of the building.
  • To oversee and supervise any defect rectification works carried out through in-house team or outsource contractors for the common area.
  • To perform other job functions/projects that may be required and assigned by the Management.

JOB REQUIRMENTS AND QUALIFICATION

  1. Possess relevant academic qualification such Professional Cert/Diploma in Mechanical/electrical or higher.
  2. At least 10 years with hands on professional experience in Operations building facilities and maintenance specializing in M&E Equipment’s, Air-Conditioning, Fire Alarm System and Building Prevention Systems in Property and Building Management.
  3. Well verse and hands on exposure in Building Management in Corrective, Predictive and Preventive Maintenance.
  4. Proficient in problem solving skills and excellent in troubleshooting.
  5. Computer literate and possess good leadership skills in people management.
